Comparison of PSF Price Trend of D10 and D19 Bungalow

Do Bungalow/Detached house in District 10 appreciate more than one in District 19?   This chart comparing only Detached landed (resale only and excluding strata/cluster house) provides interesting insights.   We are comparing between Q1 2020 and Q2 2023, over a period of 14 quarters.  For D10 Bungalow/Detached, the overall PSF price increase is 42.47%, and the average yearly increase is 11.51%.  For D19 Bungalow/Detached, the overall PSF price increase is 11.08%, while the average yearly increase is 3.56%.  It is clear that when it comes to Detached house, there is a bigger demand vs supply, for Detached house in the prime District 10 locale.
